Manila: Real estate prices increased at a slightly slower pace in the second quarter of the year, the Bangko Sentral ng Pilipinas (BSP) said Friday.
According to Philippines News Agency, the BSP reported that the nationwide Residential Property Price Index (RPPI) rose by 7.5 percent in the second quarter, a slight decrease from the 7.6 percent growth observed in the first quarter of 2025.
Residential property prices in Areas Outside the National Capital Region (AONCR) were the primary contributors to the overall increase, with an 11.5 percent growth recorded. Meanwhile, housing prices within the National Capital Region saw a growth of 2.4 percent.
The BSP noted that price movements varied by house type. Prices for houses, which include single-attached or detached units, apartments, townhouses, and duplexes, increased by 13.1 percent. This rise offset a marginal 0.2 percent decline in condominium unit prices.
The RPPI serves as a measure of the average change in housing unit prices over time, calculated using data from banks on actual housing loans. It is one of the key indicators monitored by the BSP to assess the country's real estate and credit market conditions.
